Lawson Heights Mall

Lawson Heights Mall is an enclosed shopping centre in the Lawson Heights Suburban Centre neighbourhood of north Saskatoon, Saskatchewan, Canada. It stands at the intersection of Warman Road and Primrose Drive and serves residential communities in the city's growing northern area. The property opened in October 1980, during a period when new suburban subdivisions were expanding northward and creating demand for a local retail and services hub. At opening, the mall covered approximately 23,225 square metres. It was promoted as one of Saskatchewan's larger suburban shopping centres and included a range of independent retailers, franchise operators, services, and food outlets. Among its early distinguishing features was Saskatoon's first enclosed food court. The centre also contained the city's first purpose-built mall video arcade, reflecting the leisure and entertainment mix common to enclosed shopping centres of the period. Canada Safeway was a major original anchor and was described at the time as the largest Safeway store in Saskatchewan. The mall's original department-store component was a Zellers location. Plans had contemplated a later phase with an additional department-store anchor, but the centre continued with Zellers as its principal department-store tenant for many years. In 1990, Lawson Heights Mall underwent a substantial expansion that nearly doubled its footprint. Rather than adding another department-store anchor, the project included a new food court and increased space for smaller shops and services. A further expansion in 2002 added London Drugs as an anchor. This strengthened the mall's everyday-needs retail offer and broadened its mix beyond grocery shopping and conventional fashion and service tenants. The property subsequently experienced a major tenant transition linked to the arrival and later collapse of Target Canada. Target acquired the leasehold associated with the Zellers location in 2011 as part of its Canadian expansion plans. Zellers closed at the mall in October 2012, allowing the space to be expanded westward and southward for Target. The Target store opened in summer 2013 but closed in early April 2015 when Target withdrew from Canada. The former department-store anchor remained vacant until Canada Safeway relocated from its original mall space into the former Target premises in 2018. The former Safeway location was subsequently occupied by Motion Fitness. Lawson Heights Mall developed as part of the retail infrastructure supporting Saskatoon's northern suburban expansion. The centre opened in October 1980 at Warman Road and Primrose Drive, in the Lawson Heights Suburban Centre neighbourhood. Its initial approximately 23,225-square-metre format combined a large Canada Safeway grocery store, a Zellers department store, smaller shops, franchise operators, independent businesses, food outlets, and services. In 1990, the property underwent a major expansion that nearly doubled its footprint. The expansion did not add a new department-store anchor. Instead, it provided a new food court and increased the amount of space available for specialty retail and services. The project helped the centre remain relevant as north Saskatoon continued to develop and as shopping-centre competition evolved. A second significant physical change took place in 2002, when London Drugs was added as a third anchor. Its presence diversified the centre's tenant mix with pharmacy, health, beauty, electronics, household, and related merchandise, complementing the grocery and department-store roles already represented at the property. The next major phase was driven by Target Canada's entry into the Canadian market. In September 2011, Target Canada was reported to have purchased the Lawson Heights leasehold associated with the Zellers location, with the intention of potentially converting the space. Zellers closed in October 2012. The former department-store premises were expanded westward and southward, and a Target store opened in summer 2013. Target's Canadian operation was short-lived. The Lawson Heights Target closed in early April 2015 when Target withdrew from Canada, leaving the mall's third anchor position unoccupied. The vacant space was eventually repurposed rather than restored to a conventional department-store use. In 2018, Canada Safeway relocated from its original premises into the substantially larger former Target space. Motion Fitness then occupied the former Safeway location, adding a fitness and wellness use to the centre's offer. The mall's history therefore reflects several stages in Canadian suburban retail: the rise of enclosed shopping centres in the 1980s, expansion and food-service investment in the 1990s, the addition of a large drugstore and general-merchandise anchor in the 2000s, the brief Target Canada experiment in the 2010s, and the later conversion of department-store space for grocery and fitness uses. Today, Lawson Heights Mall remains an active north Saskatoon shopping centre with nearly 100 shops and services.
