It was founded in 2024 in response to the new risk for buyers created by Decree-Law 10/2024 (Simplex Urbanístico), which removed the mandatory verification of the use license at the conclusion of a sale. The company provides certified engineers and bilingual reports within 48 hours, covering services such as pre-purchase inspection, structural & seismic inspection, gas inspection, energy certificate, humidity inspection, and more. It operates nationwide in Portugal, including Lisbon, Porto, Algarve, and Cascais.

InspectOS was founded in 2024 in direct response to the new risk for buyers created by Decree-Law 10/2024 (Simplex Urbanístico), which came into force in January 2024 and removed the requirement to present a valid use license at the conclusion of a sale. The founding team worked for years in the Portuguese real estate market and saw a recurring pattern of buyers discovering problems after key handover. The company was created to mobilize certified and independent engineers for any property in Portugal within a few days and produce a bilingual report.
