Overview
RealPage is an American real-estate technology company that develops software and related services for owners and operators of rental housing and other property types. Its product portfolio covers property management, leasing and marketing, resident screening, rent collection and electronic payments, utility and energy administration, internet connectivity, resident engagement, maintenance, and revenue management. The company serves multifamily housing operators as well as participants in commercial, single-family, student, affordable-housing, and vacation-rental markets. The business began in 1998 through the acquisition of Rent Roll, a provider of on-premises property-management systems for conventional and affordable multifamily housing. RealPage subsequently expanded through a series of acquisitions that added market intelligence, utility administration, leasing, payments, resident communications, property operations, connectivity, and Internet-of-Things capabilities. Important additions included Axiometrics, American Utility Management, Lease Rent Options, On-Site, ClickPay, SimpleBills, Buildium, Modern Message, Stratis, WhiteSky, and the multifamily business of Boingo Wireless. RealPage became particularly prominent because of its revenue-management products. Its YieldStar system, later associated with the name AI Revenue Management, uses market and property data to recommend rents and occupancy strategies to landlord customers. RealPage has described such tools as ways to improve pricing decisions and operating performance. Critics, regulators, tenant advocates, and private plaintiffs have alleged that the software can facilitate coordinated rent increases by aggregating sensitive information from competing landlords and encouraging users to follow algorithmic recommendations. These allegations have made the company a central subject in the debate over algorithmic pricing and competition in housing markets. In 2020, private-equity firm Thoma Bravo agreed to acquire RealPage in a transaction valued at approximately $9.6 billion; the deal closed in 2021 and took the company private. RealPage continued expanding its platform after the acquisition, including the launch of LOFT Living in 2024 and the acquisition of Livble in 2025. The company remains active in property-technology markets, but its revenue-management practices have faced substantial legal and regulatory scrutiny. The United States Department of Justice and several state attorneys general sued RealPage in 2024, alleging an unlawful scheme that reduced competition among landlords and raised rents. Additional state actions and local restrictions on algorithmic rent-setting have followed.
History
RealPage was established in 1998 when it acquired Rent Roll, a company whose on-premises software served conventional and affordable multifamily housing operators. The transaction gave RealPage an initial position in property-management technology and a base from which to develop a broader operating platform for rental-housing businesses. The company expanded by adding products and capabilities through acquisitions. In 2017 it purchased Axiometrics, which supplied apartment-market data; American Utility Management, a utility and energy-management provider; Lease Rent Options, a revenue-management and pricing company; and On-Site, a leasing and marketing platform. These transactions connected property operations with market intelligence, resident acquisition, and rent optimization. RealPage also moved its corporate headquarters to Richardson, Texas, in 2016. Further expansion followed in the payments, utility, resident-engagement, building-technology, and property-management segments. RealPage announced the purchase of ClickPay in 2018 and acquired SimpleBills in 2019. It acquired Buildium in December 2019, adding a property-management platform widely used by smaller and mid-sized property managers. In early 2020 it agreed to acquire Modern Message, a resident-engagement company, and later that year acquired Stratis, an Internet-of-Things company focused on connected-building technology. In January 2021 it acquired WhiteSky, a bulk Internet provider, and in May 2021 acquired the multifamily business of Boingo Wireless, strengthening its connectivity offering. RealPage's revenue-management business became the focus of increasing public attention. Its YieldStar product, later referred to in connection with AI Revenue Management, analyzes property and market information and makes pricing recommendations. The company positioned this technology as an efficiency and revenue-management tool for landlords. Beginning with reporting in 2022 and subsequent government and private litigation, critics alleged that the system could enable competing landlords to coordinate rent increases, rely on shared nonpublic information, and reduce the role of independent pricing decisions. The controversy placed RealPage at the center of broader questions about whether algorithmic recommendations can facilitate conduct that would be unlawful if carried out through direct human communication. In December 2020, Thoma Bravo announced an agreement to acquire RealPage for approximately $9.6 billion, offering $88.75 per share in the public-company transaction. The acquisition closed in April 2021, ending RealPage's status as a publicly traded company and making it part of Thoma Bravo's private-equity portfolio. RealPage continued product development and expansion under private ownership, including the launch of LOFT Living in 2024 and the acquisition of Livble in 2025. Regulatory and legal pressure intensified during the same period. The Department of Justice opened an investigation in 2022. The District of Columbia brought an antitrust case in 2023, while private renter actions were consolidated in federal court. In August 2024, the Justice Department and eight states filed a civil antitrust lawsuit alleging that RealPage operated an unlawful scheme to reduce competition among landlords and monopolize the market for commercial revenue-management software. Local governments including San Francisco adopted restrictions on algorithmic rent-setting, and New Jersey filed a further lawsuit in 2025. These proceedings and policy responses remain an important part of RealPage's current corporate history.
