Overview
JTRE is a privately controlled European real estate development and investment company headquartered in Bratislava, Slovakia. Founded in 1996 as J&T Global by Slovak businessman Peter Korbačka, the business began within the broader J&T financial group and later developed into an independently structured real estate holding. It adopted the J&T Real Estate name in 2006, while JTRE Holding was established in 2008 as the real estate business separated from J&T Finance Group. The company is controlled through J&T Real Estate Holding Limited, whose ownership includes founder Peter Korbačka and members of management. JTRE operates as an urban and property developer rather than as a single-project housebuilder. Its activities cover development, property management, facility management, real estate private equity and investment. Its portfolio spans residential buildings, office schemes, shopping centres, hotels, logistics and industrial facilities, and mixed-use urban districts. The company reports more than 50 completed projects in nine countries, with the total value of developed property described as approximately €3 billion in the cited reference material. Its principal offices are in Bratislava, London, Prague and Berlin. The company’s early work included the Mestské vily Machnáč residential development on Bratislava Castle hill and the reconstruction of Westend Tower in Bratislava’s Patrónka district. It subsequently accumulated prominent land holdings in Bratislava and Prague and moved toward large-scale district regeneration. In Bratislava, projects such as Eurovea City, River Park, Zuckermandel and the Eurovea extension positioned JTRE as one of the developers shaping the city’s contemporary downtown. Eurovea Tower became Slovakia’s first skyscraper, while the wider Eurovea complex combined offices, housing, retail, public space and riverside amenities. JTRE expanded its scope during the late 2000s into hospitality and retail. Its hotel-related projects included Grand Hotel River Park in Bratislava, Grand Hotel Kempinski High Tatras and Baltschug Kempinski Moscow. It also developed retail and industrial property, including Eperia Shopping Mall in Prešov. In 2018, the company entered the United Kingdom through a South Bank project that became Triptych Bankside. It later acquired Sons & Co London Limited and reorganized that platform as JTRE London Limited. The London business has since been associated with projects including Appleby Blue and 220 Blackfriars Road. Internationalization continued with the establishment of JTRE Germany in 2024 and the acquisition of Nordhafen Living & Office in Berlin’s Europacity district. The company has also participated in specialized development, including the Le Dôme winery in France, created with Foster + Partners. Its future and under-construction portfolio includes projects in London, Berlin and Bratislava, as well as planned hospitality and residential developments in Slovakia and the Caribbean. JTRE presents itself as a long-term urban developer with an emphasis on architecture, mixed-use districts and increasingly formalized environmental, social and governance practices. It joined the Slovak Green Building Council in 2012 and published its first ESG report in 2025, ahead of the stated beginning of mandatory reporting for the company. The firm has received repeated Slovak developer awards, including recognition for office, residential, retail and publicly selected categories. In 2025, its Appleby Blue project in London won the RIBA Stirling Prize, while Eurovea Tower received an award for exceptional construction quality at the Slovak Building of the Year event.
History
JTRE was established in Bratislava in 1996 as J&T Global by Peter Korbačka within the J&T Finance Group. Its first identified project was Mestské vily Machnáč, a residential scheme near Bratislava Castle. The company’s first office development was the reconstruction of Westend Tower in the Patrónka area of Bratislava. The business expanded by acquiring development sites in Bratislava and Prague. Rather than remaining focused on individual buildings, it increasingly pursued larger urban quarters. This strategy became particularly visible in Bratislava, where JTRE participated in the transformation of the city’s waterfront and new downtown through projects including Eurovea, River Park and Zuckermandel. The company changed its name to J&T Real Estate in 2006. In 2008, JTRE Holding was established as the real estate business was separated structurally from J&T Finance Group. During the following period, JTRE diversified into hotels, retail and industrial property. Its hospitality portfolio included Grand Hotel River Park in Bratislava, Grand Hotel Kempinski High Tatras and Baltschug Kempinski Moscow. The company also developed Eperia Shopping Mall in Prešov and industrial halls, broadening its activities beyond offices and housing. JTRE entered the United Kingdom in 2018 through the acquisition of a South Bank project that became Triptych Bankside. It subsequently acquired Sons & Co London Limited and converted the business into JTRE London Limited. The London platform later became associated with Appleby Blue and 220 Blackfriars Road. In 2021, JTRE and Foster + Partners established the Le Dôme winery in France, a project designed to sit partly within the landscape of the Bordeaux region. The company marked 25 years in real estate in 2021. That year, Eurovea City received a Best Upcoming in Development award at the CIJ Awards Slovakia. JTRE also continued to receive recognition in Slovakia, including an ASB Developer of the Year award for its office portfolio in 2020 and multiple category awards at the 2024 ASB Gala. In 2024, JTRE expanded into Germany by establishing JTRE Germany and acquiring Nordhafen Living & Office in Berlin’s Europacity district. In November of that year, KCAP won an international competition for two proposed towers in Bratislava’s Eurovea City, with stated heights of 260 metres and 184 metres. In 2025, JTRE published its first ESG report. Eurovea Tower received an award for exceptional construction quality at the Slovak Building of the Year event, and Appleby Blue won the RIBA Stirling Prize. The company’s stated development pipeline includes projects in Bratislava, London, Berlin, the High Tatras and the Caribbean.
