Agreements signed in 1999 and 2004 transferred several parcels to Taguig in exchange for resolving the encroachment issue. SM Prime Holdings later won a 2007 public bid to lease and develop about 1.5 hectares of the property. Lease documents were executed in 2007 and 2008, and a 2008 deed of conveyance transferred the land to Taguig without restrictions on its use. BCDA later argued that the development was unauthorized and disputed SM Prime's interpretation of the land-transfer documents; SM Prime rejected the allegation.\n\nThe project was first referred to through working and promotional names such as SM Aura at the Civic Center and SM Aura Premier at the Bonifacio Civic Center. Construction started in 2011. The mall received its inaugural blessing on May 16, 2013, and opened to the public on May 17. It was the thirteenth SM Supermall in Metro Manila and the forty-seventh SM Prime mall in the Philippines. It was also the second mall to use the Premier branding after SM Lanang, although SM Prime later discontinued that label. The name Aura was explained by SM Prime as drawing on the chemical symbols Au, associated with gold, and Ra, associated with radium, expressing an intended association with luxury and inner radiance.\n\nArquitectonica designed the building, whose form was influenced by the site's narrow shape. The retail structure uses a dumbbell-like plan with a principal entrance along 26th Street, vehicle access from McKinley Parkway and surrounding roads, and a three-level basement parking system. The mall's most distinctive public space is Skypark, a landscaped multilevel roof garden on levels five through seven. It combines botanical areas, sculpture, outdoor dining, bars, and a mini-golf course. The development also introduced Samsung Hall, a 1,000-seat performance venue opened in October 2013, and the Chapel of San Pedro Calungsod, a 250-seat chapel opened in May 2013.\n\nThe entertainment program has been expanded and periodically modernized. SM Aura contains six cinemas, including regular screens, Director's Club auditoriums with butler service and Dolby Atmos, and an IMAX theater. The IMAX venue temporarily operated as a large-format screen in early 2022 before resuming IMAX DMR presentations in May. It closed in June 2024 for a conversion to IMAX with Laser and reopened in September of that year. The former IMAX lobby subsequently became an Event Screen venue. A broader renovation also affected the Director's Club and dining areas: the cinema returned in December 2023, while the refreshed Food on Four food court was completed in April 2024.\n\nSMX Convention Center Aura occupies space on the third and fourth floors. It contains function rooms and meeting rooms, with total stated capacity of up to 2,480. Retail anchors include The SM Store and SM Supermarket, while the tenant mix has included premium and international fashion, home, fitness, and restaurant brands. The fifth-floor dining area is marketed collectively as Dine at the Fifth.
